Fortune Hospitality Plans ₹60,000 Crore AI Data Centre Park in Ranga Reddy, Telangana
Fortune Hospitality and Infra LLP has announced plans to develop a hyperscale artificial intelligence data centre park in Telangana at an initial estimated outlay of ₹60,000 crore. The proposed Fortune Data Center Park will be spread over about 170 acres in Kandukur Mandal of Ranga Reddy district, within the Hyderabad Metropolitan Region.
The Telangana government has allotted the land at Survey No. 9 in Thimmaipally under a Telangana Industries and Commerce Department order dated July 17, 2026, at a rate of ₹4 crore per acre. The project is being developed through Sudeeksha Estates LLP, a special purpose vehicle of Fortune Hospitality & Infra LLP, in partnership with global data centre operators and hyperscalers.
The campus is planned to support an IT load of 1,200-1,600 MW across four independently operable hyperscale modules, each capable of supporting up to 400 MW for AI, cloud, colocation and high-performance computing workloads. At full build-out, cumulative capital deployment could rise to ₹1 lakh crore as additional phases and operator infrastructure are commissioned.
The site has a sanctioned power capacity of 2,000 MVA from the Telangana State Transmission Corporation (TGTRANSCO), and is located near Power Grid Corporation of India's 765/400 kV infrastructure and TGTRANSCO's 400/220 kV substations. A TGTRANSCO letter dated June 27, 2026 provides for a provisional 2,000 MVA power allocation, with 400 MVA scheduled by December 2027 and the full requirement by December 2034. The first phase is targeted for commissioning by December 2027.
