Sumitomo Corporation, Mahindra World City Sign Agreement to Expand ORIGINS Chennai Industrial Park to 220 Hectares
Sumitomo Corporation has signed an agreement with Mahindra World City Developers Limited (MWC) for the additional expansion and development of Phase II at the ORIGINS Chennai Industrial Park in Tamil Nadu. Sumitomo holds a 40 percent stake in the project, with MWC holding the remaining 60 percent through the project company, Mahindra Industrial Park Chennai Limited.
Phase I of the park, spanning approximately 124 hectares, has already been completed, while the initial Phase II area of approximately 57 hectares is currently under development and being marketed. Under the new agreement, the partners will develop an additional 38 hectares adjacent to the initial Phase II area, bringing the park's total development area to approximately 220 hectares.
Since Phase I sales began in 2017, the park has attracted 19 tenants, including nine Japanese companies, with about 90 percent of Phase I and initial Phase II sites already sold or reserved. Land sales for the newly expanded area are scheduled to begin in FY2027, with development completion targeted for FY2028.
The Industrial Park is located approximately 37 kilometers north of Chennai along National Highway 16. Infrastructure development, including a substation and an access road connecting the park to the highway, is being supported by both the Japanese and Indian governments. Tenant demand has expanded beyond automotive parts and air conditioning manufacturers to include semiconductor and electronics-related industries.
Sumitomo Corporation also develops and operates industrial parks in Indonesia, the Philippines, Vietnam, Myanmar and Bangladesh. As of July 2026, its ten industrial parks across Asia host 661 tenant companies employing approximately 250,000 people across a combined development area of approximately 3,200 hectares.
